01. Words used here
- "We", "us", "our" — Chesco Financing, which runs this site and the telephone line on it.
- By telephone: (484) 290-8667, which is answered at every hour of every day
- In writing: through the contact page. No mailing address is published yet; this line changes the day one exists.
- "You" — whoever is reading the site or speaking to the line.
- "The lender" — the licensed Pennsylvania mortgage lender you are introduced to. An independent business, under separate ownership, holding its own licences.
- "A request" — what you type into the form or say on the telephone, together with the record of the permission you gave for a callback.
- "The site" — https://chescofinancing.com, and every page published under it.
02. What nobody here does
No mortgage is written on this site. We hold no licence as a mortgage lender, a mortgage broker, a mortgage loan originator, a bank, a credit union, a real estate brokerage or an agency of government, and we belong to none of them. Applications are not taken here. Loan terms are neither offered nor negotiated here. Rates are not quoted, pre-approvals are not issued, appraisals are not ordered, files are not underwritten, credit is neither granted nor refused, and no loan is closed. Each of those is the lender's work, start to finish.
So nothing published here amounts to an offer of a loan, a quotation, a pre-qualification, a pre-approval, a promise to lend or an application, and no page should be read that way. Approval, the program rules that apply and the disclosures that go with them are all the lender's to give.
03. What the service does do
Three things. It publishes local material about home, land and construction financing in Chester County. It answers a telephone line and asks a short set of questions about what you are doing. It then puts what you said in front of one licensed Pennsylvania mortgage lender, so that lender can call you. That is the whole of it: marketing and lead generation for mortgage financing, and nothing further.
04. The introduction itself
Call the line or send the form and a single licensed Pennsylvania mortgage lender receives your request. That lender is nobody we own and nobody we direct. Should it turn out not to write the kind of loan you described, a different lender may be introduced instead, and you are told when that happens.
05. Who pays, and what the payment is tied to
This site is funded by the lender and by nobody else. The arrangement is built around marketing and technology deliverables — the site and the local writing on it, the search work underneath, the telephone line and the assistant that answers it, and the reporting that goes with all of that. Payment attaches to those deliverables. It does not rise or fall with the size of your loan, the interest rate on it, the fees charged to you, or whether the loan ever closes. Nothing is billed to you at any stage. If a lender agreement is ever signed on terms that differ from this description, this page changes and its version number changes with it before any request is sent anywhere.
06. Four things the arrangement is built to hold to
- Money plays no part in choosing who telephones you. That choice turns on the licence and service area a lender holds, the sort of loan you described, the kind of property, whether the lender is taking work, and whatever preference you stated. A note of the reason goes on the record for each introduction.
- Position on these pages is not for sale. No lender is ranked, featured or described as the better choice in return for a payment.
- This is not held out as a neutral comparison tool, a shopping engine or a marketplace, because it is none of those things.
- Nothing is owed by you for using it, and nothing is required of you afterwards. Hang up, ignore the callback, or approach any lender you like directly.
07. Permission to contact you
Permission comes from the tick-box beside the form or from the notice read out at the start of a call. Its wording, the parties it names, the channels it reaches you on and every route for taking it back sit on the communications consent page. Where the information itself goes afterwards is the subject of the privacy policy.
08. What gets written down
Each request leaves a record: the permission sentence exactly as it appeared on your screen, the version number attached to it, the time, the page it came from, and where the request went next. Where the law permits, call recordings and transcripts are kept as well. The reason is twofold. Proof of permission is something the law expects to be producible, and it is the only truthful answer available when somebody asks why a lender rang them. How long any of it survives is set out in the privacy policy.
09. What you are agreeing to
That you have reached 18. That the telephone number and email address you enter are yours to give out. That what you tell us is true as far as you know it. Somebody else's details do not belong on the form, nor does anything you would rather a lender never read, and the form is for genuine mortgage enquiries only. Scraping the site, copying it wholesale, probing it or loading it up are all grounds for cutting off access.
10. The numbers on these pages
Loan ceilings, tax rates, program amounts and market figures come from public sources and were accurate on the day they were checked. They move, and they rarely announce it. Check any figure against the lender or the program office before you act on it. As for the calculators, they run inside your own browser, they produce planning estimates, and they are neither a quotation nor an offer of credit.
11. None of it is advice
These pages describe how programs work in general. About your own circumstances they say nothing at all. Nothing here is advice, financial or legal or tax or credit, and reading it puts nobody in an advisory relationship with you. Advice is available from a licensed lender, an attorney or an accountant; only the first of those three is somebody an introduction can reach.
12. The pages, and where they link
Text, photographs, layout and code here are ours or are used by permission, with photographers and licences listed on the photo credits page. Read them, print them, pass them on. Republishing them under another name is not permitted.
Outbound links exist because the destination is useful — lender sites, government pages, program offices. None of them is under our control, and what they say or do is theirs to answer for.
13. What is not warranted, and what is not owed
The site comes as it is. No warranty of any kind is given, expressly or by implication, whether about accuracy, suitability for a purpose or uninterrupted availability. A lender's own conduct is a separate matter altogether: what any lender does, fails to do, sells, charges or quotes is that independent business's responsibility, and it answers for its own work.
So far as Pennsylvania law allows, no liability is accepted for indirect, incidental, special or consequential loss arising out of the site, its figures, its calculators or an introduction made through it, and total liability on any claim stops at one hundred dollars. Where a jurisdiction refuses to enforce a limit of that kind, the limit applies only as far as that jurisdiction permits.
14. Complaints, law, changes, and how to reach anyone
Something gone wrong is best raised on the telephone or through the contact page first, because most of it is settled inside one call. Pennsylvania law governs this agreement, its conflict-of-laws rules aside, and a dispute belongs before the state or federal courts sitting in Pennsylvania. No consumer protection right that cannot be given up is given up here.
These terms can be updated. Whatever is current sits on this page with its effective date and version number beside it, and the version that was in force on the day you sent a form is the version filed with your request.
