What the ground decides here

Sewer capacity is the other ground question, and in West Whiteland it is a live one: it was among the reasons the Board of Supervisors turned the Exton Square redevelopment down in October 2025. On a parcel public sewer does not reach, the order is a perc test, then a county on-lot sewage permit, then a lender with something to lend against, and the wells, septic and Act 537 note walks that sequence. A flood zone determination is ordered on every file regardless of how the street looks.

Three decades of subdivision, plus what is going up now

West Whiteland Township was under 8,000 people in 1973 and 19,632 at the 2020 census, and you can read that growth off the housing. Single-family subdivisions from the 1960s through the 2000s sit off Routes 100 and 30, townhome and condo clusters fill the gaps, and apartments ring the retail. The newest piece is Toll Brothers’ Regency at Valley Creek, a 55-plus community of townhomes and single-family houses on about 100 acres bordered by preserved parkland, with three collections listed from $709,995 to $1,039,995 in August 2026.

Two stations, an Amtrak platform, and the bypass

Exton station carries SEPTA’s Paoli/Thorndale Line and most Amtrak Keystone trains, with 643 parking spaces, 555 of them daily and 88 permit, and Amtrak counted 143,463 riders there in fiscal 2025. Whitford, also in the township, is SEPTA only. The Keystone runs about 13 weekday round trips between Harrisburg and Philadelphia, an hour and forty-five minutes end to end, which is why a Harrisburg meeting from Exton is a train and not a drive. Sunday service on the SEPTA line ends at Malvern, so a Sunday trip starts in the car.

Which brings up the roads. The Route 30 bypass exists so that Route 30 can be avoided, and on a Friday at five you will use both. The Boot Road bridge has been closed since September 22, 2025 and is now expected to stay shut into spring 2027, so drive your commute at the hour you would actually drive it.

The mall, and what replaced the plan

Exton Square Mall’s interior closed on June 30, 2026, with Boscov’s, Round1 and Main Line Health still open through their own entrances. A redevelopment plan for the 75-acre site was recommended by the planning commission in August 2025 and rejected by the Board of Supervisors that October over density, sewer capacity and traffic; the case was argued in Chester County Common Pleas in April 2026. Nothing about it changes your loan, and everything about it changes what the corner looks like in five years.

The loan on a new build

Buying finished inventory from a builder is a normal purchase loan, with two wrinkles: the appraisal may work from plans, and the lock has to stretch to a delivery date that can move. Read the deposit schedule before you sign, since builder deposits usually go hard once your contingencies clear.

Building on a lot you own is a different animal. A construction-to-permanent loan closes once, pays the builder in draws against inspections, and converts to a permanent mortgage when the certificate of occupancy lands. Count the draws in the contract and match them to the lender’s schedule before construction starts; that is the part that goes wrong. If the finished price crosses $832,750 on a one-unit house, the file is jumbo whether it is new or not.

What the bill looks like

New deliveries pull the median around. For July 2026 Movoto has the Exton postal area at a $749,995 sold median on 62 sales, sixteen more than the previous July, and twelve days from listing to agreement. That figure covers the whole postal area, township lines and all, and a batch of new 55-plus deliveries lifts it. Take it as the shape of the market and get the comps for the street you actually want.

The township also bills what most places bury in a hauler contract: $285 a year for residential sewer and a $223 recycling and services fee, with $2.50 township bags on a pay-as-you-throw basis, collected Tuesdays.
