Worth having to hand
Nothing, in truth. It goes quicker if you know, in round numbers, what the household earns, what goes out each month in payments, and where in the county you're looking. For land or a build, the acreage helps, and whether the lot has public water and sewer, a well and septic, or nothing yet.
What the call covers
- What you're planning: a house, a lot, a build, or a refinance
- The price range, or the lot price plus the build budget
- Which part of Chester County, by township or borough if you know it
- Your timing: under contract, a few months out, or still walking lots on weekends
- How your credit looks from where you sit; nobody pulls it
What doesn't happen
No rate quote, since that belongs to the lender. No credit pull. No handing your number to a dozen companies. One licensed lender calls you, and if that call has not come by the following business day, ring the line again and say so.
What answers, and what it does
An AI assistant answers every call, at every hour of every day. Its first sentence says the call may be recorded, and it will say plainly that it is not a person as soon as you ask. It puts the questions listed above to you, reads out the callback permission before the call ends, and a licensed Pennsylvania lender rings you back. No hold queue and no menu tree. What the assistant will and won't do is set out on the what to expect page.
