What is under the yard
Paoli is two square miles with no municipal government of its own, split between Tredyffrin and Willistown, and the line between the two decides more about a file than anything visible from the street.
The ground question here is usually an oil tank. A mid-century rancher or split-level may still have one buried in the yard, and an abandoned tank is worth asking about early, because removal and soil testing take time that a 30-day contract does not have. Ask the seller directly, ask the township what it holds on the parcel, and get the answer before the appraisal is ordered rather than after. Where a parcel runs on a well or an on-lot septic system instead of public service, the wells, septic and Act 537 note has the testing order and who pays for each report. A flood zone determination is ordered on every file either way.
One name, two townships, 2,552 houses
Paoli is a census place of 6,002 residents and about 2,552 housing units on two square miles, and it has no municipal government of its own. The Tredyffrin half sits in Tredyffrin/Easttown School District; the Willistown half sits in Great Valley. The housing is mid-century ranchers and split-levels on tree-lined lots, stone Main Line singles on the larger parcels, and townhomes and apartments near the station. The place takes its name from a 1769 inn, and the battle it is known for was fought on September 20, 1777.
The station, and what stops here
Paoli is the only Chester County stop where a Pittsburgh train also calls. SEPTA’s Paoli/Thorndale Line runs about every 30 minutes on weekdays, Amtrak’s Keystone Service stops here, and so does the Pennsylvanian; Amtrak counted 243,995 riders at Paoli in fiscal 2025, the busiest in the county by a wide margin. The high-level island platform, overpass and elevators came in with the $48 million first phase of the intermodal center, ribbon-cut on September 23, 2019.
SEPTA recorded 1,114 weekday boardings at Paoli in the last full station count, the busiest in this part of the county, and the Paoli Village Shoppes sit across from the platform. Rail matters to the loan only through the price it supports, and it matters to the day. Buyers moving from a car-only town tend to overpay attention to the station and underpay attention to the parking, which is finite.
What the file looks like
Twenty-six closings in July 2026, five more than the previous July, at a $599,950 sold median and 17 days on market where the year before ran 11. Movoto’s figures for the month, and twenty-six sales is a thin one. Read the median as a direction and get real comps on the street.
At a $599,950 median, most Paoli purchases are ordinary conventional loans, comfortably inside the $832,750 conforming limit. The stone singles on the bigger lots can cross it, and then the file is jumbo, with a larger down payment, a stronger score and more reserves. Mid-century houses bring the usual older-house appraisal items with them: roof age, the electrical panel, and a chimney nobody has looked at since the last owner.

The line under the deed
Two houses on opposite sides of the same road can carry different bills. Tredyffrin charges a 1.5% local realty transfer tax, so a Tredyffrin deed totals 2.5% with the state’s 1%; Willistown’s local share is 1%, so a Willistown deed totals 2%. On a $599,950 sale that is $14,999 against $11,999, customarily split.
The recurring taxes flip the advantage. Tredyffrin’s 2026 millage is 4.3130 with a combined bill of 40.6134 mills including county and school; Willistown’s is 0.2800 with a combined 31.5440. But Tredyffrin levies no earned income tax at all, resident or non-resident, in the state’s 2026 register, while Willistown residents pay 1%. Both pay the $52 local services tax. On a two-income household the earned income tax line is often the biggest number in that comparison, and it never shows up in a listing.
School millage, and why the two numbers are not comparable
Tredyffrin/Easttown adopted 31.1364 mills for 2026-27 on June 8, 2026, an increase of 1.4797 mills built from the 3.5% state index plus a state-approved special education exception of 1.49%, worth about $388 a year for the average homeowner against a homestead reduction of roughly $346. Great Valley, on the Willistown side, set 26.1000 mills, up from 25.2200.
Both rates apply to Chester County’s 1996-era assessments, so neither is a percentage of the price. A house assessed near $184,000, which is what a $600,000 sale tends to imply at the county’s 30.6% common level ratio, owes about $5,729 to T/E and about $4,802 to Great Valley before the township and county lines.
